InterContinental Coogee Beach | 3-Stage HVAC Upgrade

CTY Air was engaged to deliver a full mechanical upgrade across the InterContinental Coogee Beach, one of Sydney’s most iconic waterfront hotels. Spanning three stages, the project covered everything from back-of-house plant room infrastructure to guest-facing spaces including hotel rooms, the Club Lounge, day spa, lobby, and Rick Stein restaurant.

The scope of work required a staged approach to ensure the hotel could continue operating throughout the upgrade with minimal disruption to guests and staff.

Stage 1 – Guest Rooms & Common Areas

The newly renovated Intercontinental Coogee hotel rooms were fitted with upgraded, high-efficiency air conditioning systems. Across common areas including the lobby, lounge, and day spa, CTY Air designed and installed chilled water systems, air handling units, and the complete mechanical pipework infrastructure that underpins the entire building’s climate control.

Stage 2 – Rooftop Plant Room

CTY Air completed the replacement of critical rooftop systems including chilled water and condenser water pumps, cooling towers, AHUs, boilers, and Variable Speed Drive systems. These upgrades significantly improved the hotel’s energy efficiency, reliability and long-term performance, the work guests never see but always feel.

Stage 3 – Club Lounge & Rick Stein

Temperzone chilled water fan coil units were supplied and installed throughout the Club Lounge and adjoining kitchen, carefully positioned to deliver reliable comfort without compromising the feel of the high-end space. The same approach was taken at Rick Stein, where seamless climate control complements the dining experience rather than competing with it.

From smart controls to high-performance infrastructure, every detail across this project was engineered for comfort, efficiency and quiet reliability,  keeping one of Sydney’s most iconic hotels running at peak performance, year-round.
